Fixed price services for commercial landlords:

Stephensons commercial property specialists are delighted to offer fixed costs for landlords in respect of the granting of leases, giving the landlord control over the level of service and the cost of the same. 

 

For details of the prices based on your chosen level of service, rent and lease term, please use the table below for further fee information.

 

Level of rent per annum*:  
Up to £10,000

    

£10,001 - £25,000

£25,001 - £50,000

£50,001 - £100,000

Over £100,000

*Rent is based on the highest rent in the first five years of the lease excluding VAT.

 

Fee guide for additional landlord services**

Service of a section 25 notice A fixed fee of £250 plus VAT for service of the notice only.
Licence to assign Where you as the Landlord are giving consent to an assignment of your tenants lease we can prepare the Licence to Assign and Authorised Guarantee Agreement for a fixed fee of £450 plus VAT (you should seek to ensure that fees are payable by a third party).
Licence to sub-let

Where you as the Landlord are permitting your tenant to grant a sublease we can prepare the Licence to Sublet and review the form of sublease to ensure it complies with your tenants own lease for a fixed fee of £850 plus VAT (you should seek to ensure that fees are payable by a third party).

Licence to alter Where your tenant wishes to carry out works we can prepare and then report on Licence to Alter for a fixed fee of £450 plus VAT (you should seek to ensure that fees are payable by third party).
Rent deposit deeds Where you require to take a rent deposit from your tenant we can prepare and then report on Rent Deposit Deed for a fixed fee of £350 plus VAT.
Licence to sub-let***

Where you as Landlord are granting a sub-lease out of your own leasehold interest and consent is needed from a Superior Landlord our fees for dealing with such consent will be fixed fee at £450 plus VAT.
