This is a summary of all legal documents which relate to a property

 

This essentially means "buyer beware" - a principle which still stands in property transaction

 

This is a document which certifies the legal ownership of land

 

A search at the local authority to check that the property is not registered as common land

 

When the buyer of a property becomes the new owner of the property

 

This document will be signed by the person selling and the person buying the property and will be sent to their solicitors

The ownership document relating to a property is known as a "Title Deed"

A fee which can be paid to the Land Registration to speed up registration of a property

A search at the Land Charges Registry to determine whether the property is registered and to find out if any mortgages or interests are listed against the property

 

An enquiry carried out to determine if there are any potential circumstances that could affect property

 

A search undertaken to check whether a property has been affected by any coal mining activities

System by which the ownership of estates in land is recorded and registered

 

A charge applicable to a conveyance, transfer or a lease of land where the instrument was executed prior to 1 December 2003
